New Tampa is a good place to own – and sell – a home

New Tampa is one of Tampa’s most popular residential areas and continues to be one of the most sought after Real Estate areas to live in Hillsborough County. If you’re a homeowner in New Tampa, then you should be feeling pretty good about owning a home right now. As per Trulia, the median sales price for homes in zip code 33647 for March 13 through May 13 was $232,000. This represents an increase of nearly 20% or $38,000, compared to the prior quarter and an increase of 31% compared to the prior year. The median sales price of $232,000 for 33647 is 82% higher than the median sales price for all of Tampa, Florida. What makes New Tampa such a great place to own a home at this time? Simply stated, you have great resale value as the numbers show, it provides an excellent school system, restaurants are in abundance, and there are practically unlimited options of luxury communities to choose from with many of them being gated communities.

The beauty of New Tampa is that there is practically a home for everyone. The wide range in pricing allows for any budget to find an exceptional New Tampa home. The price range can go from $150,000 all the way up to $2,000,000, you can have one that is 1,500 square feet or one that is over 6,000 square feet, and new construction, is still an option as well in several communities.

With I-75 nearby, you have access to be at some of the finest restaurants in downtown Tampa and to Tampa International Airport in approximately 30 minutes, the gorgeous Florida beaches, and major night life in cities such as Orlando, St. Petersburg or Clearwater Beach in about an hour’s time. According to statistics in Multiple Listings Service (MLS), single family homes 2013 YTD sales in New Tampa are 749 compared to YTD sales of 603 through June 2012, this represents an increase in sales of 24%. During the same time period, distressed SFH’s (foreclosures and short sales) went up only 7% from 213 to 229 sales. There are currently 1,526 SFH’s for sale in all of Tampa and 22% (336) are distressed sales. New Tampa has 213 active single family homes for sale with only 12% (26), being distressed homes for sale. Overall, when comparing active distressed SFH’s in New Tampa to all of Tampa, New Tampa accounts for only 7% (26 of 336) of the total distressed SFH’s that are on the market today.

Four Steps to Selling Your Home

In last month’s article we talked about selling your house on your own – for sale by owner (FSBO) or with a Real Estate agency. Now that your decision has been made, it is time to sell it. Every seller wants to sell their home as fast as possible and for top dollar. Well, it is not luck that makes this happen. It’s careful planning and knowing how to bring “curb appeal” to your home. It’s also realizing that you have to “let go” of the emotions tied to your home and think of it more like a product for sale.

There are four basic steps in the preparation for the sale of your home.

De-cluttering /organizing, repairing, cleaning and staging.

1. De-clutter/Organize: Remove it, sell it, store it (elsewhere) or simply get rid of it. Clear out storage rooms. Straighten the garage. Clear the clutter and give rooms a more spacious feel. Doing all of this will let the potential buyer’s eyes move easily from one side of a room to another, leaving their mind at peace to imagine their own life in your space.

2. Repair: Buyers want to move into their home and start enjoying it right away. They don’t want to waste time and money fixing things. With that in mind, repairs are imperative. Conversely, you do not want to turn a simple repair job into a full renovation. While renovations help to increase the value of your home, all too often, the seller has the wrong idea that spending thousands of dollars renovating their home will yield high return on investment and this does not always happen.

3. Cleaning: Your home should appear to be move-in ready when someone comes to look. It goes beyond dusting, mopping and vacuuming. Once cleaned, stand back and review your home like a potential buyer. Sanitize and deodorize. It if won’t come clean, paint, repair or replace it. A clean smelling house creates a positive image in the buyer’s mind. Be aware of any odors from cooking, cigarettes, pets, etc.

4. Staging your home: Start with improving your curb appeal. The exterior of your home is your store front. You want to make it look so appealing that the buyer wants to come inside. The grounds need to be maintained, sidewalks/driveways swept, add color to your entrance and if exterior paint is going to be changed, keep the final colors neutral. As they enter your home, create ambiance. You want it to be cool in temperature, simple décor and perfect lighting. Living/ family rooms should be warm and inviting with a good use of space. Clear most family portraits which tell the buyer that “they don’t live there.” The kitchen is a key area and must be clean and bright. If there’s an eat-in area, consider accentuating it by setting the table. This gives the kitchen some “warmth”. If your cabinets are structurally sound but look worn, consider replacing knobs, as this is relatively inexpensive and will give the cabinets a newer look. Replace bathroom fixtures that are outdated. Put out fresh, plush towels and be sure to color coordinate. Glass and mirrors need to be clean. You want your bedrooms to appear as large as possible. Keep unnecessary furniture out. Keep colors neutral and consider utilizing luxurious bedding, as this improves the current look. Remove the bulk of your clothing from your closets and organize what remains based on colors, as this improves the overall look of the space.

Bottom line, present your home in the best way possible to buyers because if it doesn’t grab their attention the first time around, chances are that they will move to the next house!

2013 First Time Homebuyers Program Pinellas County

Four Steps to Finding the Best Realtor

It’s April 2013 and if you have a home in Florida or anywhere else in the United States it’s probably a sellers-market. This means that it’s the perfect time for you to sell your home if you’re thinking about upgrading to a bigger home, downsizing to a smaller home, or you just want to transition out of a your home and move somewhere else.

The first step to selling your Florida home or property that you own in another state, is of course, hiring a real estate agent because a realtor has the connections, training and resources that you need to sell your home plus all of this will build to save you the time, money and hassle of attempting to sell your home yourself.

1. Where to Look For a Realtor

To start your search for realtor, the first thing that you should do is to speak with your friends and family members that may have sold homes, commercial properties or rental homes within the last year. In today’s world it’s almost impossible for you not to know somebody who has sold a home or bought within the last six months to 1 year. The easiest way to get started is to start asking around and you may be surprised to find that you will receive a lot of recommendations for good realtors within your area.

2. You should interview at least three realtors and ask them the following questions:

Experience – How long have they been working as a realtor in Florida and how many homes or condos have they sold within the last year?
Connections – Who do they know? Are you well connected within the Florida real estate world and business community?
Marketing – What is their marketing plan to sell your home? How do they plan to list your home and generate interest from potential buyers in the area?
Neighborhood – Are they familiar with your neighborhood? Do they know the stores nearby, schools, shopping centers and entertainment venues? Knowledge of the neighborhood is important because most buyers want to move to an area where they can settle down, plant roots and raise their families.

3. Your Realtors Style

Do you feel comfortable with the realtor’s style? Are you able to sit comfortably in the same room with the realtor and have a cup of coffee with that person without being offended by their perfume or body language for example? Your comfort level means everything because if you’re not comfortable with the realtor, potential buyers may not like their style either and it’s going to take a lot longer to sell your home.

4. Are They Honest?

Last of all but most important, you should hire a realtor who is going to be honest and upfront with you, not a “yes man” who agrees with everything that you want without telling you the truth, for example: you want a Florida realtor who will recommend repairs that you should make to your home and educate you on the difference between your asking price and the price you will actually be able to get for your home.

Take all these things into consideration when you hire your real estate agent and you should be well on your way to a successful real estate transaction whether you are buying or selling a home.
